Nicolosi & Fitch, Inc. was founded in 2005 by Nancy Nicolosi and Kimberly Fitch. The company currently manages 5,000 apartments in Arizona.
The real estate experience of both principals includes all aspects of multifamily property management. They have had operational oversight of more than 27,000 apartments over the past 20 years, with a proven track record managing conventional properties as well as HUD insured and Low Income Housing Tax Credit buildings. In total, they have overseen the management of assets valued at over one billion dollars.
Although their management focus has been primarily in Southern Arizona, they have also managed properties in Phoenix and Casa Grande, Arizona, Las Vegas, Nevada and Albuquerque, New Mexico.
Nancy J. Nicolosi, CAPS, C5P, Owner, Chief Operating Officer
Nancy is a long-time Tucsonan and has been a prominent figure in Arizona property management for over 25 years. In 2005, Nancy and business partner Kimberly Fitch purchased Schomac Property Management, Inc. (SPM, Inc) and transformed it into Nicolosi & Fitch, Inc. (NFI, Inc.).
Previously, Nancy served as President of SPM, Inc. from 1990 until early 2005. She is a Real Estate Broker in Arizona and Nevada, a Certified Apartment Property Supervisor (CAPS), and a certified Tax Credit Compliance Professional (C5P) for the Low Income Housing Tax Credit Program. She has been an instructor and grader for the Certified Apartment Manager (CAM) Program offered through the National Apartment Association (NAA) since 1987, and was a Regional Vice President of NAA from 1998-2002.
Nancy's love of Tucson and concern for her community has shown itself in many ways over the years. She was invited to serve on the Governor's Task Force on Homelessness in Arizona in 2004, and served on the City of Tucson's Slumlord Task Force from 1999-2000. She received a Mayoral appointment to the Tucson Metropolitian Housing Commission in 2002, and was elected to Chair the Housing Commission in 2005.
Kimberly K. Fitch, CPM, Owner, Chief Financial Officer
Kim was raised in Ohio and moved to Tucson in 1981 and has worked in both residential and commercial management in Arizona, New Mexico, Nevada and the Washington D.C. metropolitan area. She is a Certified Property Manager (CPM) through the Institute of Real Estate Management (IREM) and was voted Southern Arizona's CPM of the Year in 1997.
Kim's interest in the quality of life beyond her profession includes serving on the Board of Directors of the League of Women Voters and the Tucson/Pima County Women's Committee. She was the 2003 President of Tucson's IREM Chapter, and has served on the Board of Directors of the Arizona Multihousing Association (AMA) since 2004. Kim currently serves on the Tucson Government Affairs Committee for the AMA. Kim has been selected to participate in the National Apartment Association's (NAA) Lyceum program that grooms future leaders for the NAA. Kim graduated from Bowling Green State University with a Bachelor of Science degree in English Education.
Elizabeth L. Beaulieu, CAPS, Executive Vice President
Elizabeth has resided in Tucson for almost 25 years having also lived in Portland, Oregon and Sacramento, Califorinia where she worked in commercial property management. Before joining NFI in 2005, when the company began, she was a Regional Director with Schomac Property Management from 2000 to 2005. Prior to 2000, Elizabeth was a Property Supervisor for NorthStar Property Management and Consulting and E.C.G./Verde Property Management Companies.
Elizabeth received a Bachelor of Arts in Human Communication from Abilene Christian University. She has been a licensed Real Estate Salesperson in Arizona since 1992 and earned the Certified Apartment Property Supervisor (CAPS) designation offered through the National Apartment Association (NAA) in 2003. She has been involved in numerous industry activities offered through the Arizona Multihousing Assocation (AMA), including the Crime Free Housing Program, Five Star Program, Education Committee, and Tucson Golf Tournament Committe. In addition, she has served as Chair of the Tucson Education and Trade Show (2005) and as Chair of the Big Hearts for Little Hands New Beginnings Fundraising Event (2008). In 2006, Elizabeth was a finalist for the prestigious "2006 AMA Volunteer of the Year" award and has been nominated as Property Supervisor of the Year on two occasions.
